A bigha ranges from roughly 1,500 to 6,800 sq metres depending on the state: a UP/Bihar pucca bigha (~2,529 sq m ≈ 27,225 sq ft), a Gujarat bigha (~1,619 sq m ≈ 17,424 sq ft) and a Bengal bigha are all different animals, and kachha bighas differ again. This converter carries the UP pucca and Gujarat definitions separately. Before money moves, confirm which bigha the sale deed uses — never the broker's word.
North Indian property listings price plots in gaj — "₹1.2 lakh per gaj" in Delhi or Gurgaon. A gaj is simply a square yard: 9 sq ft. A "100 gaj plot" is 900 sq ft, not the roomy number the word makes it sound like.
For apartments, the unit is only half the story — what's being measured matters more. RERA requires agreements to quote carpet area (the floor you can walk on). Builders advertise super built-up, which loads in walls, lobbies and amenities and typically runs 25–40% above carpet. Convert the same basis on both sides before comparing per-sq-ft prices.
